Built-in refrigeration: a different kind of repair
A built-in refrigerator is a different job from a freestanding one. The machine compartment sits behind a grille at the top or the bottom, the unit is anchored into cabinetry, and on panel-ready models the doors carry custom wood or metal panels. The larger Sub-Zero built-ins run two separate refrigeration systems, one for the fresh-food section and one for the freezer. When something fails, the repair has to happen in place, without scratching a panel, marking a floor or pulling a 400-pound unit out of its opening unless there is no other way.
That is the work we are set up for. We diagnose with pressure and temperature readings rather than guesses, we do compressor, evaporator and leak repairs ourselves, and we tell you plainly when a unit is past the point where a repair makes sense.
- Sub-Zero not cooling, freezer not freezing and freezing food
- Ice maker not working, leaking water and noise
- Sealed-system repair: compressors, evaporators and refrigerant leaks
- Wine storage, built-in ice makers and outdoor kitchen refrigeration
- Annual maintenance that keeps a built-in from reaching the repair stage
Professional cooking
Ranges and rangetops with sealed burners, dual fuel ovens, wall ovens with convection and steam, induction cooktops and microwave drawers. Most cooking calls turn out to be an igniter or spark module, a temperature probe, a convection fan, a door lock after self-clean or a control board. When the part is not on the van, the first visit finds the cause and the second one installs the part.

How a visit works in a finished kitchen
- Call or book online. Tell us the brand, the model number if you can find it, and what the appliance is doing. The person you talk to is a technician, so the diagnosis starts on the phone.
- Diagnosis on site. We protect the floor and the cabinetry, open the machine compartment or the range, and find the cause with real measurements. The $79 service call covers this.
- Written price. You get the price for parts and labor in writing before any work starts, and it does not change. If the part has to come from the manufacturer, we tell you the lead time before you decide.
- Repair. Common parts are on the van. Brand-specific parts usually arrive within a few business days, and we come back to finish the job.
- Warranty. Parts and labor are under warranty. If the same fault returns within 90 days, the return visit has no service-call fee.
What repairs usually cost
Luxury appliances cost more to repair than standard ones, mostly because of the parts. These are the typical Orange County ranges for built-in refrigeration; the pricing page has ranges, ovens, cooktops, dishwashers and wine storage.

Where we work
We are based in Irvine and cover all of Orange County, including Newport Beach, Newport Coast, Corona del Mar, Laguna Beach, Irvine, Dana Point, Coto de Caza, Yorba Linda and Villa Park. See every area we serve.
Homes near the coast see salt-air corrosion on condenser coils and outdoor units, and most of Orange County has hard water that scales ice makers, steam ovens and dishwashers. Both shape how we maintain and repair appliances here.
Recent work
A few of the built-in repairs from our log: an evaporator leak on a Sub-Zero in Irvine, a failed Sub-Zero freezer compressor, a 46-year-old Sub-Zero rebuilt, a Thermador ice dispenser in Irvine and a Monogram refrigerant leak. More on the recent work page.

How much is the service call?
$79. It covers the visit and the diagnosis, and it is applied to the repair when you approve the written price.
Do you repair the sealed system on a Sub-Zero?
Yes. Compressor replacement, evaporator replacement and refrigerant leak repair are done in-house, and we are EPA-certified for refrigerant work.
When are you available?
Monday to Saturday, 8 AM to 7 PM. We are closed on Sunday. Same-day or next-day visits depend on the schedule; call and we tell you the first opening.
